Over the past decade, the BASE Design team has been indispensable partners for our structural engineering needs. Having BASE Design on our consultant list provides a level of confidence that is invaluable; with them on the team, the structural integrity of the project is one less thing I ever have to worry about.

Giorgio Armani – Rodeo Drive Boutique Renovation
Location: Beverly Hills, CA
Use: Luxury Retail
Architect: Kenneth Park Architects

BASE Design provided structural engineering services for the interior transformation of the Giorgio Armani boutique on Rodeo Drive in Beverly Hills. The renovation redefined the street presence of the store through the relocation of the primary entrance and the introduction of a refined sloped entry sequence that enhances accessibility while elevating the arrival experience.

Working within an existing steel-framed structure with a basement below grade, the project required precise structural interventions to support new architectural openings, reconfigured slab elevations, and a redesigned stair support system.

Existing storefronts were selectively infilled to create a cleaner, more intentional façade composition aligned with the brand’s aesthetic.

Shops at Montebello – Retail Wing Transformation
Location: Montebello, CA
Use: Retail Redevelopment
Architect: Kenneth Park Architects

BASE Design provided structural engineering services for the complete transformation of an existing two-story mall wing at the Shops at Montebello. Formerly a single-tenant retail space, the building was reimagined to accommodate two distinct occupancies, reshaping both the interior environment and the public-facing identity of the mall.

The renovation introduced new vertical circulation, redefined floor plate connections, and opened portions of the exterior envelope to create a refreshed façade expression. Structural interventions supported expanded openings, enhanced parapet elements, new rooftop equipment zones, and strengthened upper-level floors to meet evolving occupancy demands. Existing escalator voids were infilled to support a more flexible spatial layout, while new openings were introduced to reinforce circulation and tenant identity.

Working within an existing steel-framed structure, the design carefully balanced architectural ambition with strategic structural upgrades allowing the space to transition from a single-use retail shell into a dynamic, adaptable environment aligned with contemporary retail expectations.

Rivian Service Center Conversion
Location: Eastvale, CA
Size: Approx. 77,400 SF
Use: Automotive Service / Adaptive Reuse
Architect: Kenneth Park Architects

BASE Design provided structural engineering services for the conversion of an existing one-story industrial warehouse into a Rivian automotive service center. The project transforms a precast concrete tilt-up building into a high-performance service environment aligned with Rivian’s forward-thinking brand identity.

The renovation introduces new programmatic elements within the existing structural shell, including vehicle service bays, car-lift installations, and an interior carwash facility. Structural work focused on integrating new operational systems within the existing tilt-up and steel roof framing, including support framing for rooftop mechanical units and foundation design for specialized service equipment.

Careful evaluation of existing conditions informed the design approach, allowing new interventions to be introduced efficiently while maintaining the integrity of the original gravity and lateral systems. The completed project demonstrates the adaptive reuse of industrial infrastructure to support evolving automotive technologies and contemporary service operations.
